Getting a 10-year UAE Golden Visa for a property investment in Dubai? Here's how!

Foreign investors who acquire real estate in Dubai worth a minimum of AED 2 million can now apply for a 10-year Golden Visa, a remarkable opportunity provided by the DLD. This initiative has been implemented to encourage more investments in the Dubai property market and boost the economy. 
The Golden Visa is an excellent opportunity for those who want to live and work in Dubai without worrying about visa renewals. Once the visa is approved, the holder can sponsor their family members to live and work in Dubai with them. It is important to note that the property investment must be maintained to ensure the visa remains valid. 

But what conditions should the foreign investors take note of?

  • The Golden Visa for Property Investors in Dubai requires a property investment worth a minimum of 2 million AED, and multiple properties under the same applicant's name are acceptable. Note that property valuation is not accepted as proof of investment. The applicant must provide a record of payments or a statement of account for each property bought, equivalent to the mentioned amount of 2 million AED.
  • If the property is mortgaged or on an installment plan, the applicant must have paid at least 2 million AED of the property's value to the bank or developer to be eligible for the Golden Visa. To proceed with the visa application, a no-objection certificate (NOC) letter will be required, along with the mortgage statement indicating the amount paid towards the property.
  • The applicant must be present in the UAE during the Golden Visa application processing.
  • A husband and wife can jointly invest in a single property for the Golden Visa application, provided that they submit a marriage certificate attested by the Ministry of Foreign Affairs (MOFA) and translated into Arabic by a certified translator
  • Partnerships between individuals other than spouses are not accepted for the Golden Visa property investment.

What are the required documents for the Golden Visa application?

  • A clear copy of the passport is required for the Golden Visa application. The passport must be valid for at least 6 months from the time of application.
  • To be eligible for the Golden Visa, the value of the property stated in the title deed issued for property in Dubai must be at least 2 million AED. Note that properties located in other emirates or in the Dubai International Financial Centre Authority (DIFCA) are not accepted. 
  • Official Statement of Accounts or Record of Payments of each property
  • Digital Photo (Please refer to the link for specifications- https://icp.gov.ae/wp-content/uploads/2021/11/icao_english.pdf)
  • Valid health insurance
  • Original Emirates ID (if any)
  • Copy of latest visa in the UAE (if any)
